The government had implemented a cooling measure of additional buyer stamp duty (ABSD) for buyers purchasing 2nd or subsequent properties. The details are shown in the table below:
Singapore Citizen and Permanent Residents purchasing 2nd properties will have to pay 10 to 15% extra. In order to avoid ABSD some buyers may choose to sell their 1st property or do decoupling (not applicable to HDB properties). However, decoupling may not be appropriate to some buyers. As for the 1st option, buyers may also find it inconvenient if they sell their current properties before getting new ones.
Luxus Hills Signature Collection units have already obtained TOP & CSC. The developer is giving 3 payment schemes, normal payment scheme, reservation scheme and stay & pay scheme. The Last 2 schemes may be able to solve the above-mentioned problems.
